I had a call with Simpletalk a few months ago and seemed pretty interesting but haven't pulled the trigger yet as it is costly.I know services do white labels and people brand it into their own AI call services, which mean a lot of these AI calls may actually be the same service...How much does Air AI cost?

If you don't meet that 12 month seasoning requirement and/or want to hold the property under an LLC, a debt service loan may be a better option.

I’d offer to sign the form if I was allowed to cross out everything between brokerage firm and during the terms.

They used to offer exclusive properties but now it appears that they are pulling MLS listings and will connect you with an agent.

These include drafting offering documents, adhering to ongoing disclosure rules, and audits, which can easily run tens or hundreds of thousands of dollars.

Zoning, buildouts, service contracts, advanced mechanical systems etc. none of which are encountered in residential.

Some of your requests may fall outside this manager’s standard practices, and customizing services for each client isn’t practical for most PMs.

Compare offers from the lenders, paying attention to interest rates, closing costs, and any penalties.
