Honestly, most title companies use searchers that actually go down to the trenches and search the real records books or pay for subscriptions to title searching software in conjunction with the county clerks.

Also if possible check the county court to determine if there are any foreclosures etc in play.I would defer to a professional title searcher.

Usually the agency has to pay for a searcher, but even if they do that portion in-house, just the judgment searches and bankruptcy searches, etc. come at a price to the agency, so they would likely be out of pocket charging only $50, but if someone will do it, that's great!

The title searchers after all are only going into the public records, their main advantage is that they know what they are looking for and where to go to look for it.
