You'll want to avoid sanding it but there are now sealant paints on the market that effectively and safely deal with it. 

I replaced old windows, added new insulation and drywall, spruced up outside of home, planted flowers and plants, replaced inner doors, power washed exterior, put kool sealant on roof, purchased window AC, added baseboard heating, and painted interior.

Sealant was applied to exterior walls and can be seen.

How will these cracks affect a refinance if they are minor and are repaired with sealant only?

When they have replaced the coolant, have they tried a sealant?

hello George,  the epoxy is actually for a basement floor to act as a sealant against moisture and keep dust down a little.

make sure to use that red waterproofing sealant.

They should use UV resistant flexible sealant and the roofer should tell you if the original install meets the building code.
