Alternatively, you should start contacting private money lenders and/or hard money lenders so that when you find the deal, you are ready to go with acquiring the money. 

What types of properties are you looking to acquire?

I currently only have experience with the former and am looking at possibly acquiring the latter.  

@Joe Michaels, What a lot of investors will do is to use the 1031 exchange as @Michael Plaks said, isto actually "acquire" additional depreciable basis. 

I have been at this since 2021 and have acquired 5 properties 7 doors in that time span.
