She sulks off saying she doesn't have to listen to me and I say OK well you will listen to the police if I have to tell her again.I am coming out the house with the remainder check and she has been in the house again as the old garage foot wiping rug is now sitting on the apartment doorstep!!!!

; check for excessive ice buildup in freezer or mold on refer gasket (if you provide); check for electrical hazards- extension cords under rugs, broken outlets, too many devices per circuit.Check for other hazards as well- loose stairs or railings, fire hazards like curtains next to the stove, or stacks and stacks of paper goods; cracked, broken, or missing window panes; uneven floor surfaces; look for signs of termites, rats, roaches, or unauthorized pets.

Is is very easy to reduce or eliminate expesnses as well as risk when renting out a property.As investors we should always be looking into ways to eliminate risk as well as expenses.The first is to find a great not a good attorney a great one to handle evictions.When renting out cover your risks up front with huge deposits.don't rent to anyone your not 100 percent sure will care for the home and at the first sign of nonpayment of rent or not caring for the property give notice follow the rules and evict.If you give an inch to renters they will take a mile.You must not tolerate anything from your renters they are like small childern or puppies, always testing to see what they can get away with.If you let your puppy pee on the rug without punishment then it will get worse every time he gets away with it.If your renter is late serve a three day pay or quit immediately do not delay a minute......show them your serious about following the law and that you know what your doing.

You can be creative with this type of tile, and, it is very easy for a tenant that wants carpet to install their own remnants with double faced tape, or utilize area rugs...and take them when the leave!

Then you buy a large and very pretty area rug for the center of the great room when the place is ready to show.Tile in the dining room is just fine.I'd take the tile up if I wanted to change it.

cyndi,if you buy an "ugly house" you just have to make sure it isn't too "ugly" and thus in need of a large amount of work.if you or a partner can do the work - and manage to spend about 6000 on materials (paint job, rugs, doors, some appliances, ceiling fans, a tile floor, and a few other splurgy/nice items) - then this strategy is definitely doable.qualifier - it's easier said than done to find these deals, because the we buy ugly houses guys buy'em all up!!
