I love hoarder houses as the owners have destroyed value in the property that is easily rehabilitated with a simple clearout.

If one looks at underpinnings, "as a whole" the US market should keep modestly expanding over the next several decades - we have a healthy birth rate, good influx of immigration, diversity of household, and plenty of land to build and rehabilitate.

I just purchased a book yesterday off BP on rehabilitation cost.

The problem I have with this is the inability to scale and the constraining factor of being tied to one property for the full year plus.After reading about the BRRRR strategy, I am extremely interested in pursuing this path if this is a reasonable and feasible option for someone with no rehabilitation experience.

IMHO, a more effective and longer term approach is to work with local trades and businesses to hire and train local youth to rehabilitate distressed properties and reintroduce them back to the community at affordable prices.
