Hello Everyone,I bought a home back in January 2024 using my FHA loan and I received a call from Atlantic Capital Funding saying that I could FHA streamline (interest reduction) from my 6.625% to 5.7% and could even get two mortgage payments covered, (allegedly).

The appraisal price estimation I imagine the price estimate is the most valuable but when it is at value are there any other details in the appraisal report that can be used for a price reduction?

With a half point rate reduction by the Fed, our HELOC rate was reduced by the same amount, and we've begun the refinance process.

You do have to prove your value, not just ask for a reduction. 

How much value goes down for a house with foundation issues, found a house for FixNFlip, they mentioned it has foundation issues and they got them fixed, but whats the value reduction from market price , How safe it is to purchase house like these 

This means a lot of units are sitting, and we're seeing a lot of price reductions, lower offers being accepted, sellers willing to help cover buyer closing costs, etc. 

The average home takes 3 price reductions before going under contract.

It will take you nearly 3 years to breakeven on your cost to acquire the loan and see true savings from an interest rate reduction.

Tough pill to swallow because the rate I currently have vs what I would be refinancing into... so not sure it's the right move for me yet.
