It's scary, money is real, and you have to run your own race based on your circumstances and finances. 

I am pretty sure they are only economically motivated since no one in Cincinnati actually discriminates based on race other than 2 and 3 family owner occupied units.

Once you've identified your market and where you'll be purchasing to house hack (or if you'll do it out of the home you're in today) you'll be off to the races to start your journey.

I have been doing a lot of research into where we might buy another STR and was looking at Big Bear Lakes, CA because it is very close to a downhill MTB park and my kids race DH and have always wanted to get a place close so we can go spend a few weeks there whenever we want. 

Slow and steady still wins the race.

Myself as a realtor pre vet its completely legal as long as not based on a protected class such as race etc. 

The FHA, to date, includes seven protected classes: race, color, religion, national origin, sex, disability, and familial status.

So do you think we are past the stage where new guys could try and get in with limited resources and grow a portfolio or are we waiting on the bubble to burst before they could get in the race?

I’m a mom of 2 and stepmom of 3 - it’s not easy and the rat race 9 to 5 isn’t enough to set them up for success in the future.
