Most of the time what people are really chasing is time freedom and that can be achieved quicker by using a W2 and real estate and other investment strategies to build a strong foundation instead of rushing.

Closings can also be quicker.  

Additionally, a fund allows for diversifying much quicker into a larger number of notes (and which also can be further diversified by geography, underlying real estate asset type, strategy etc.)The downside is that the investor has to feel comfortable vetting sponsors (and not everyone does).

However, if you want to flip you may be able to make irregular chunks of income quicker that can make up the difference.Which leads me to the utilization of your equity.
