I recommend finding someone you trust that can mentor you and help you push through your mental & environmental resistance. 

Leverage can push your returns higher, though tenant quality and management are key to keeping headaches low.We actually have 12-24 buildings breaking ground right now, designed for cash flow—projected 7-8% cap, 10% cash on cash, turnkey with our team handling stabilization.

That pushes cash on cash from down payment about 5.5 to 6% starting out and with mortgage paydown about 10% total return annually before rental increases.

I also wouldn't touch hilltop with a 10' pole. struggled. old homes, over budget renovations, lots of issues. realtors push people here since it's the only place cheap houses close to downtown can be good but homes are 1900-1920.

Guys like Jay who has done things like been a guest speaker in our mastermind group, Dave Foster who knows 1031s and can help with them but doesn't push anything, Michael Plaks who provides all kinds of good tax info unprompted.

I'd recommend starting with the lower hanging fruit than a large basement reno - if your comps are close but don't quite get you to your number.Finishing the basement (with proper egress) could push you over the top, but confirm with an appraiser first to ensure it counts.
