(Wisconsin, Indiana, Ohio, Michigian).Pick a more rural town/city, they are typically very safe.

If you can’t make it work in your market I would pick one and go deep into it.

Eventually people die off and the homes go up for sale cheap, get abandoned and the park owner picks em up cheap and takes in the extra little bit of cash for the POH rental. 

We are open to MFH but depending on the market we pick they are less common in certain parts of Idaho.

After all that some get the AHA moment that this business is not easy while others still think that its picking an apple from a tree. 

Older properties can be picked up for < 50% of ARV and go up in value in rapid ways with urban renewal efforts … I’ve seen this happen time and time again and so it’s worth saying, diversification is ideal.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

All Landlords risk tenants damaging the home, but a NICE home attracts NICE tenants so the fact that you've made the home very NICE means you should be able to take your pick of applicants.
