Charges them all for parking passes (on the lots I own), charges for pets, charges to empty the coin op laundry, charges for credit checks etc.  

In MA, you can usually get insured with Fair Plan with certain pets, but it is VERY expensive.  

Have a garden for food or flowers.

Pick a screening platform/application that makes sense for you.As for meeting the applicants, I recommend meeting them at the property to show the place to them rather than getting coffee or food with them.

Food for thought for me and you : If you where to start all the way from zero in wholesaling, how would you rebuild going back up?

If anything, hopefully my opinions here can be taken as food for thought, and lead to questions to ask of the sponsor, to obtain facts from which a decision can be reached. 

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Coffee shops, fast food, subscriptions, even consider what groceries you buy. 

Appliances look nice until the pet hair destroys the fan on your nice stainless steel fridge and you are out another $1k+ to replace it...
