I just closed a deal to get to 12 STRs here and I am personally going to hit the pause button and transition towards more LTRs unless something really good comes across my desk. 

There are a number of red flags for the tenant you are considering - the bankruptcy, the charge offs - all of those indicate they aren't handling their finances well - and YOUR RENT is about to become the biggest part of their future finances... so that should give you (and your mother) pause.

The only tenants that have given me any pause have been a couple of units that I have rented to extremely young couples with no prior rental histories.

Then a pause, then they started up again briefly in 2019 as the economy was slowing and WHAM, COVID ZIRP policies.

And you must not forget that WHEN (not if) there are bumps in the road the monthly distributions will be put on hold, you may be told to have to invest more (a "capital call"), or you may lose some or all of the principal originally invested.Spark's self-reported record is "two dozen or so" investments, 2 of those have had their distributions paused and one of the two had a capital call.
