How many rocks did you have to overturn before you landed each deal?  

Lawyers are in great demand as they often overturn brokers.

I am asking if anybody would know stones I could overturn to find a private mortgage lender for this situation to purchase the property? 

so in our state.. the lease trumps the foreclosure as long as its arms length and basically at market.however if your going to move into the home you can evict right away.. if not as long as the tenant honors the lease they are allowed to stay there for the duration and at the rate on the lease..but some folks did bad things by singing 5 year leases at half of market rate to their buddies or relatives those got over turned.. but it cost money.we rarely anymore bid on occupied homes in any state that has tough evictions.

These insane judgments will get greatly reduced and then the verdicts will get overturned by more reasonable courts.Until Roundup is banned, landlords are free to use it.

The court overturned stare decisis (established case law) to make their decision which they don't do lightly so this is actually a really big deal.  

@Patrick Crotty, the larger NYC Landlord community is up in arms about this, and already has a lawsuit filed to overturn this law. 

I told the guys nope not doing it.. well true to wholesalers the world over turned out the lady owed 206k on it.. and I paid 208k and gave them 2k and paid of the property before the sherrifs sale..  

A higher court would quickly overturn such a foolish decision on appeal. 

This is a bit like trying to figure out which overturned cup is hiding the marble, but proper due diligence on the sponsor, with the awareness that the sponsor can make or break the deal, can give you the best odds of the most favorable outcome.
