I own a unique mobile home park in South Carolina that's relatively small (5 acres) comprised of 12 lots (I own 8 of the homes while the other 4 are owner-occupied and charged lot rent) along with a house (3 units). 

It's now a really lovely 3/2 unit, but I'd love to turn it into two separate units; 2/1 and 1/1. 

My mom lives in a nice house that she has paid off. However to save money when she had the house built, she left the basement unfinished--it is just studs, insulation, and windows/doors, plus plumbing in the foundatio...

I use the individual stackable units when I have space restrictions.

Managing units is work.  

Tenants may complain about your method of calculating how much each unit pays.

However, I do have a lender that can conduct an entity transfer with a commercial loan from 2 units and up.

It's an acreage property near the lake that has a main house (2/1), guest house (3/2), and small studio-layout unit (3 units on same property).

Only one tenant smokes and it fills the other units quickly.
