Should I give much merit to the appraised value on this property?

I ultimately want to buy something and live in it, and I want to stay in LA, so while being a good investment on its own merits is important, what seems to matter most is that it be better than renting.I'm sure that this has been asked/answered elsewhere on the site so I'll be digging in to see what I can find, but it's the most burning question on my mind the last few days, so I figured I'd package it in with my introduction as well.Cheers, and looking forward to getting to know many of you over the coming weeks/months!

Kevin - those are very different areas, but both draw investors based on their own merit.

We can discuss the relative merits and needs for days but you have to provide insurance so it's sort of moot.Also, make sure they know you want a landlord policy!

Ultimately, what that means is both have merits, and both have flaws.

Although I disagree with that reasoning, I think there is some merit to her arguments as I tend to have a lot of free time that I could be taking action rather than  just talking and dreaming about the life I want.

@Justin Klepfer I have nothing of merit to add besides +1 for the phrase "get playful in the dark" You are making the right call by following the eviction script, despite how tempting going kinetic at 0300 may seem. 

Im on acreage also :) I might be tempted to maybe try and legalise that mostly done garage rental as the ADU, and view those other properties on their own merits...and yes I think they might look in the garage if they came out.

Not hard to find a lawyer to take your case if it has merit since the landlord will be paying the bill.
