There should be a good number of people out there who would be willing to mentor or partner with you.

Would love to add a mentor to guide us through the first deal, we can offer all of the sweat equity and our network that will help fundraise the deal! 

So far, I have been fueled by passion and determination but I do not have any mentors and have not had a lot of guidance at all as I have obtained these properties.

So rather than overemphasizing WHICH market to chose, emphasize finding the right mentor/coach/team because it is possible to fail in a good investment market when you do not know what you are doing and to succeed in a more challenging market when you do know what you are doing.

This was being done by amateurs without mentors, BP, a decent Internet forum, anyone to ask for advice, or heck, without knowing anyone that owned more than one house.
