Whoever gives me the most business and has an excellent close record will first be presented with off-market opportunities. 

I don't think that's too crazy of appreciation, given the market the past few years.That said, the house does need some work.

My vote is invest in other markets where the money makes sense and then take that profit to visit whenever you like.
