It is a tough market all around @Chris Allen.We are in a holding pattern for our next place waiting to see where interest rates land this year.I am still poking to see what's out there, but overall, nothing nets positive at this time.

I use patterned ones that look like granite or marble or quartz or similar so that stains and minor scratches don't show, and don't use a shiny surface - use as close to matte as possible - and light colors.

Based on your fact pattern (was a personal residence first and then a rental, not vice versa) I think you might be looking better.
