I also provide small shampoo's and conditioners that I get in bulk from Amazon.It is hard to beat either for these kinds of supplies, even if you get a wholesaler to sell to you.

I assume any painter / handyman doing your turnover could do that kind of touch up in almost no time for almost no money.  

You want to look for like/kind SOLD properties to compare so, single family to single family and multi to multi (2-4). 

I paid thousands for flyers and park bench signs before and did not get a single lead from it was huge waste but was kind of cool seeing myself on a bench lol 

Is this just some kind of handshake deal? 

I'm looking at all kinds of properties, all over the city.

I've worked on a couple warehouse deals, not sure if you have a single or multi tenant and what the lease terms or time left on the lease is, but to @Henry Clark s point, that kind of cashflow return for that type of initial investment is awesome.
