(You can indirectly 1031 into a REIT through a 721 conversion, but I don't think that's really relevant to what you're talking about). 

Most solely focus on their relationship with the GC but fail to take inventory of the sub contract relationships which indirectly have a great impact on you as the property owner.  

At least if I want to outsource the process , I can invest indirectly to mortgage note fund.

Ultimately, our better measure of performance is efficiency of marketing - we invested $1000 in direct mail and got 1 deal that netted $5000.

I invest in all of those...other than turnkey companies which I find way too risky (but others will disagree with...and that's fine).Also, being a hands-off capital partner is what an investor in a syndication/crowdfunding deal is.I also invest in direct real estate (via residential rentals).
