I have deals of all kinds, right now on my last three deals for some weird reason one come from wholesaler, the second from MLS and the third knocking a door.Having a partner in looking for deals is critical so you can brainstorm and make sure that is indeed a good deal.

Where are you looking to buy in those states?

We've seen 3% for 100+ unit apartment complexes, but they also have onsite staff not included in the 3% management fee.Two other pricing options to properly understand:1) Fee charged based upon tenant payments or just occupancy.

They keep different hours so be careful, however they were able to charge me $100 and get my series in place within several hours (stated as 24 business hours).I wish 1. 

I think I have a generic contract and assignment in my files.
