I am still employed full-time, but I work from home so I have more time than most still stuck in the rat race, so I'm hoping to have a plan and a strategy by the end of 2024.

In both notices, they alleged that they served you with the respective document at (the address you provided the court in the Summons.)While the Clerk clearly accepted these documents, I see no record of any proof of service/certificate of mailing entered into the case for them.The only other thing - the last item - I see is, another week later, DEFENDANT’S EMERGENCY MOTION TO VACATE THE FINAL JUDGMENT AND WRIT OF POSSESSION, which, to me, reads like a poor attempt to show their client that they did something (from what I can tell, the allegation that the tenant vacated a week before you obtained the final judgement should be the grounds to justify vacating the judgment now.)The Court said nothing to either of these 3 filings by the law firm - according to the public records I see.Seems like the horse was out of the barn when that LLC (the law firm) entered the case, but, again, I am not a lawyer.

I don't understand why your answer to business operations is a race to the bottom.

As Chris and Justin note, the old adage of "vet the jockey (sponsor), not the horse" does not work anymore.While the sponsor can definitely screw up a deal, investing with the "best" sponsor is bad deals is a more surefire way to lose money.  

Hi @Guy Idan, like others in this tread said, is important that you "vet" the Syndicator (aka sponsor) - every component of the syndication is important (the property location and the local economic drivers, property class, the loan type, property management company, the sponsor, etc.) but I would say this is more as a bet on the jockey than on the horse.

For example saying racism is worse than it was in our parents lifetime... my parents remember when there were separate bathrooms and water fountains for different races and people were still being lynched in the South, so it's obviously an egregiously untrue statement although I agree that racism is still a big problem. 

I put in a well, brought in electricity, a gravel driveway, a septic tank, and a fence around part of it for my horse.  

Which is an epic load of horse sh_t! 

With the refrigerator, my fear is that the other tenants will see the appliance guy show up and race to get in line for their new fridge, too.Thanks in advance!
