I can't see how a partner would hurt how much you qualify for as long as they have an income and better than horrible credit.  

The sad truth is most in the BP community believe the horrible deal with favorable seller financing where zero out of pocket is required is a better real estate play than the great deal that requires traditional financing.

To answer a few of the questions I have read here, DSCR is horrible on the Atlanta assets and naked DSCR is abysmal.

. ;-)  I have over 20 people in my group who have had not just bad but horrible experiences with Pace and his gators.

There were very few discounted properties to be had and the returns were horrible.
