I am typically looking at larger more expensive items.What I have typically done is once I am officially owner of the property, I will ask each tenant to name me 1-2 items that need to get repaired/fixed/remedied right off the bat.

(It is due to a tree that the city grew and will need to be cut down immediately to remediate the problem). (12k for the replacement of pipes and ~5 kfor tree)

However this last tenant left our unit in a very damaged and extremely filthy state that took considerable work to remedy (which was a surprise because they had been pretty responsible until this event). 

That will cost extra time and money to remedy.

There was some misunderstanding between R2R and the seller, but R2R was able to remedy the situation. 

I called my own mold remediation contractor who tested and remediated mold.  

You could add being available to schedule repairs and make remedies to owners out of state or are too busy to do it themselves.

Our inspector flagged improper grading on one side of the house and said that it needed to be remedied to avoid another flood incident as noted in SPD.We asked about the dehumidifiers and sellers stated they only needed to be run during spring runoff, but these are the few items they left upon vacancy. 

I feel like there's no way the renter could be expected to stay in the house while this is being repaired, but I don't know how this all gets remedied.

Going in will really help you get a much clearer explanation of what is going on and what is needed to remedy.
