There's no real poured support requirements around here (TN), and the ground is heavy clay that hardens like cement and tends not to move.

It appears the residential insurance market has hardened, I doubt we'll see the same low prices we've been accustomed to.If your looking to place a policy on a two family home built before 1900, you should still be able to with little hassle but a steeper price.

You can change a rental house to a retail house when you go to sell it, but a retail house will not last long as a rental house.Caveat, I'm not saying do nothing to the house for 20 years or anything, fix stuff and replace stuff as it breaks, harden your units so they will withstand the abuse of tenants, and upgrade your units as necessary to compete in the market.
