I'm not asking you to bad mouth or anything. 

I'd rather trust that someone pay an assignment fee (based on your word of mouth referral) and not get paid then the other scenario. 

@Gregory Colton I’m getting leads through word of mouth.

I've gotten the current infill lots by word of mouth, wholesalers, and people coming up to the build site asking if we'd like to buy their lots.

Might as well start looking for the word of mouth referrals for those now since you are going to build an empire.  

@Chris Seveney  ok, in the meantime I heard from Shantee's mouth that Madison was upgrading their portal "hugely" in April and May of 2020.

And Name the property with a custom website like LasVegasFarmhouse.com or something - When people start to tag your property's backyard on IG, because it has it's own page that you put up a flyer in the unit to notify them. this is free marketing and word of mouth that will drive in new revenue. 

If adding a pool provides a happier family...what's that worth? 

My guess is it'll have to mainly be word of mouth referrals from other investors.

Lender: Yes we can give a refinance, just contact us back.And how would I have evidence that I have the pre approval is it just word of mouth by the lender or me or is there paperwork?
