The 20 year certification requires each of your properties to pass the 2 year dust swab tests AND pass a lead x-ray gun test. 

I've always been gun shy to look at properties with tenants already in place because it has felt risky to me (admittedly I'm a fairly risk adverse buy and hold investor!).

Probably a kid with a BB gun, or bumped it with a pot.

Anyone have a barometer as to whether lenders are enthusiastic to lend at a much higher velocity simply because there's an existing loan?

I have seen as low as 10% and as high as 40% though so if you truly feel 30% is the sweet spot for you, stick to your guns!

My concern would then be - if I did move in the new(er) trailers to the park, how enthusiastic might that make the local codes enforcement folks, per Jim Johnson's example above.

My wife and I both work in Manhattan so we can't go too far from the city, which limits the available multi-family homes that aren't getting bought up at close-to-market costs by the 'big guns'. 

I spoke with that Jurrell guy and it seems legit but he kept using comps miles away (probably as a way to make me enthusiastic about the project).
