If it comes to evicting a tenant, or some other reason a tenant may have a grievance, I would feel much safer being some random Jane Doe. 

Important to ask them about all the security deposits, last month's rent that they have, and other grievances from the previous landlord that should be addressed upon transfer of ownership. 

Plan for the worst possible tax load, and then hustle to keep it down through abatement programs and assessment grievances each year.

Keep in mind that this is a business, not a grievance counseling session.

Have you filed a grievance against their license with the state? 

If the problem got so bad, you should definitely file a grievance with the State of Ohio Commerce Department, as all management companies need to have a licensed broker on record, otherwise this is not a legitimate management company, Food for thought: If you are going to own LESS than 3 properties and just want rental income for some diversification , the using a "turn key" provider and outsourcing your rental income management MAY be for you.

Sometimes they need to deal with residents that are unrealistic about expectations.The moment that people realize that I am the owner, I am swamped with requests and grievances.
