I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties. 

I try to buy what we think will be grand slam deals we syndicate.

I thought paying 5 grand was too much!   

In the grand scheme of things, a year is not that long.

Depends on how badly you need that 30 grand.

To make a long story short, there are a lot of potential heirs of the property as the owner of the estate had many children and subsequently many grand and great grand children. 

The mountains aren't going anywhere and this is still the busiest National Park in the Country (busier than Grand Canyon, Yellowstone, and Yosemite all 3 combined).

I used a hard money lender that would finance 100% of the purchase and rehab so as to not eat up bit a couple grand of that 43k.
