I've only seen them on older commercial buildings and some very old residences in California, not on new tract builds, but I'm no encyclopedia on the subject.

Christmas valley is one acre or larger tracts.. also were your seeing the Hawaii eruptions those are all antiquated massive subdivisions built on a grid on the lava flows. those lots have been traded for ever as well although created the late 50s..

It is what it is.Also, I've seen many other educational tracts that are almost as expensive and some that are more expensive.

In some tract neighborhoods zillow can give you a decent indication of value, but with custom homes its not very dependable.

As a civil engineer myself, I have clients that are constantly asking me if I know of any land that is available.If you called me up and told me you had a large tract of land that you wanted to sell I wouldn't just give you a list of my clients.
