I've only seen them on older commercial buildings and some very old residences in California, not on new tract builds, but I'm no encyclopedia on the subject. 

Christmas valley is one acre or larger tracts.. also were your seeing the Hawaii eruptions those are all antiquated massive subdivisions built on a grid on the lava flows. those lots have been traded for ever as well although created the late 50s.. 

I own right at 2 dozen rental properties and thought I had creative financing "behind" me as my business has matured and my portfolio loan has grown with it.Until...We are looking at purchasing a large tract of land.

I had a logging tract we had kind of forgotten about.. and I got a call from the county tax collector nice lady..

Reason - wife is done w/ tract home living - liquidate all  -  buy her dream land and build our home now w/ late research! 

It is what it is.Also, I've seen many other educational tracts that are almost as expensive and some that are more expensive.

`(n) Reports by the Board- The Board shall submit monthly reports to the Congress identifying the progress of the HOPE for Homeowners Program, which shall contain the following information for each month:`(1) The number of new mortgages insured under this section, including the location of the properties subject to such mortgages by census tract.`(2) The aggregate principal obligation of new mortgages insured under this section.`(3) The average amount by which the principle balance outstanding on mortgages insured this section was reduced.`(4) The amount of premiums collected for insurance of mortgages under this section.`(5) The claim and loss rates for mortgages insured under this section.`(6) Any other information that the Board considers appropriate.

One thing that I have seen local farmers to is move the wet land, from one area to another on the same tract.

In some tract neighborhoods zillow can give you a decent indication of value, but with custom homes its not very dependable.

As a civil engineer myself, I have clients that are constantly asking me if I know of any land that is available.If you called me up and told me you had a large tract of land that you wanted to sell I wouldn't just give you a list of my clients.
