And I realize the importance of focusing on ONE STRATEGY and using the path of least resistance.

They have met some resistance in our community, but the one thing  they have is financing.

The things we resist will persist. 

They were initially resistant to it when first proposed in april but as revenues are coming in every quarter, lots of pockets in the economy are suffering and this is one for sure. 

@Johnathon Thompson you need to build a trustworthy local team, which is NOT as easy you everyone thinks.As soon as many PMC's, agents, contractors, etc. hear an owner is OOS, they take the path of least resistance (at best) or look to scam the owner.So, an owner must ask a LOT of questions and do their due diligence and even if they find someone, apply "trust, but verify":)

That way you kind of hedge your bets (aka Risk/Reward).Self Storage is historically Recession-Resistant as it has everything to do with Death, Divorce, Down-sizing, Dislocation, etc. - things that are prevalent in normal times and certainly, in not-so-normal-times, too.However, RV & Boat Storage is similar but different, in that approx 1 out of 10 folks in the USA rents a Self Storage Unit, and that is not the case with Boats & RV's; hence it being a much more niche strategy. 

Hawaii STr is also do 99 percent fine … Milwaukee cash flow selling today for 50%IRR… my bond portfolio is also up 20 percent in two months , I catched all run in tech with FNGU from 2022 low to 2023 high….But I am still cautious for 2024 because there would be much more opportunity in 2025I can’t resist buying 6 cap Dallas MF in 2025 LOL

It should be said that despite all the resistance and discourse surrounding STR's (which we won't get into here) it's important to remember that this is still a relatively new area for real estate.

I'm not sure about you but a broke government is almost always a deal breaker for me when it comes to investing in real estate.Finally, while Puerto Rico has had its fair share of devastation from hurricanes and Haiti from earthquakes, the Dominican Republic has been mostly escaping from both (yet all good construction there is hurricane- and earthquake-resistant).
