and i must live in them which i currently can't. 1st home is detached 2 unit 4 br 2 ba, brick Colonial built in 1902, 2 car garage fenced home, fireplace, but not in use, basement. 

*The cap ex is only so low because there is no garage, fireplace, pool, washer, dryer, garbage disposal, the windows are small and single pane, only one door per unit, no real landscaping to upkeep, they are entirely brick,  and there’s a metal roof.

It has 6 decorative fireplaces which I’m thinking of removing. 

This tv was mounted on the wall above the fireplace almost at the ceiling in a 600sq ft 2 person honeymoon cabin in the mountains.

Don't get rid of the fireplace just visually get rid of the rock.

Has a natural gas fireplace, own washer/dryer, all appliances in kitchen except dishwasher.3.

I think the repairs needed (before having an inspection) are complete gut and remodel of bedroom, partial remodel of kitchen, fireplace inspection and repair and 2 years out on a new roof.
