Past tenant performance and behavior is a predictor of future behavior and performance, it is not a guarantee.The worse the tenant behavior and performance and the longer they have exhibited such the more reliable that predictor becomes.

@Glen Caton as others have said the way you carry yourself and the confidence you exhibit during the process will trump your age.Also money talks.POF is will be way more important to the potential seller then your age.

The gambrel is a unique style that at least provides more adequate clearance, re the upper roof line, than cape cods.The last property I rehabbed had 15 year old wood framed Pella windows that were NEVER installed correctly & this was once a 'model home'.All had suffered severe water damage & rot within the lower frames & sills regardless of any roofing overhang.The studs around the window frames exhibited rot, as well as some of the flooring directly below the windows.

@Vitaliy Merkulov You will need to look at the brokerage/real estate laws in California, but with what you have posted, I dont see anything wrong with the service you are providing, as long as you are not leasing, renting, leasing or showing or exhibiting the properties to the prospects.The only thing that concerns me is that you are not a licensed or insured provider of these services.
