I would definitely want to speak to those groups, but they can also act a bit entitled because they are so entrenched in that market, plus they really know their numbers and can sometimes be a lot more conservative than others. 

Learning from someone already entrenched in the business and being on the General Partnership team with them is a tremendous value-add to your investors when you're looking to operate a deal on your own after your first deal.

Hi everyone, I have been looking at properties in Indianapolis and have been really deeply entrenched in getting to know areas from out of state- my plan is to go there soon- but work is tying me up at the moment.  

Does it make more sense to add him to the land deed (this is a VERY trusted non-family member and his wife, fully entrenched top of the integrity line RE agent) so we both own the property as we build and it ultimately will be in our names together?

You can only do 1 rent increase a year, so if you do a banked rent increase, you wouldn't be able to do the CapEx charge until a year later.Make sure you get the work started (permits pulled) by Feb. 1 or else the new CapEx rules will mean the cost will be spread out over the useful life of the improvement, further watering down what you can charge back to the tenants.There is a max you can increase the rent by (I don't know off the top of my head) so you may have to still bank some of the increases until the next year.Knowing Oakland, these could be tenants entrenched for a long time.  

Political action and voting might but the system is very corrupt and entrenched.
