., I agree with other poster that you want the owners to move out and have a pre-closing inspection BEFORE you close otherwise you are opening a can of worms and "ejecting" the current owners from their residence is not as easy as a typical eviction.In some Judicial states it can take years.

Also unclear what happens if they dont pay rent during the thirty days or a variety of normal scenarios during the 30 days, they dont give their name, how to determine what is market rent, if they should be evicted or ejected or other legal processes to get them out, what rules should be followed during those 30 days considering the new owner is not bound by the previous lease (what if they bring a dog on the premises or a variety of other things that are not illegal but not appreciated).
