The Greater Phx area also has more places to expand, but be cautious of "island" developments that are separated from bigger cities. 

Don't forget you need the original developer's permission to conduct structural changes to the villa inside and out.

Out of these areas, Franklinton and Linden are seeing some of the most developments.

I’ve spoken with a few agents who estimate it could generate anywhere from $150,000 to $300,000 in revenue, which is a big range.

I am coming from the ground-up multifamily development world and I am struggling to understand how smaller properties are seen by investors.Where do you invest in Pittsburgh?  

Hope is the industry gets some relief soon and I can revisit some options to further improve asset revenue through amenities and/or roll into a better rate a lower principle.

It has a strong sense of its past while continuing to develop as a modern city.I grew up here and can speak first hand to the growth and improvement that has come to the town over the last 15-20 years.

Be skeptical of the developer's claims, as your property's value likely won't see substantial growth until the entire development is completed and sold, which could take several years.

To me the value in diversification is that it helps nudge you to look for other opportunities and revenue streams where you might otherwise just be content to stay in your lane and then you'd never find anything new.
