We have a tons of lots around here like the one you described, many of which can be bought for cheap and are not listed because there are just barely any buyers for such.

I think what you are describing is essentially a data center Build to suit perhaps? 

I feel if there is too much information out there like that when new investors start analyzing deals and they don't see the numbers work like many describe it discourages them to the point of passing on good deals or passing on real estate investing all together.I am still new and didn't get started until 2021. 

I did exactly what you are describing and I've used a HELOC on my personal home to do about 10 BRRRs, so it has worked well for me. 

@Doug Smith: What you are describing is an illegal scheme called "equity skimming" which is investigated by the Financial Crimes unit of the FBI with very serious punishments.

Coming on Bigger Pockets describing a Sub2 difficulty will not likely get you anything, but some person attacks etc.I am not here to promote or denounce Sub2.

If not, then what he is trying to do is to avoid his reputation going down the drain and lose any future credibility and trust in the future. personally I am just familiar with the basics of buyer seller representations in a general sense you will need a FLA Broker or Attorney to describe to you based on the documents you have if there is a Duty from the agent on this transaction..

The products they sell are almost always counterfeits or not as described and the land they sell/finance are worthless.
