Buy a solid place that needs cosmetics and get it done right the first time around and be happy for years to come.That is my 2 cents.

Or its worse if the agent thinks they know some detail that again is not correct.. it puts you in an awkward position of arguing with the agent when the buyer is there.I had one a few months ago were the buyers were uber picky on one of my new builds I mean we go above and beyond and so they come for their walk through and start in again on I mean TINY things that no other inspector buyer would point out I mean somethings cosmetically are to industry standards and we are not painting the moa lisa..

(Meanwhile I had to pay a "rent" that went into an account for major repairs) Me wanting a nice house to raise my children put a LOT of my own money in for cosmetic repairs and the house is now worth more than double the original purchase price. $219k - now $500k market price in very southern Maine/NH border.

I would est $40/sqft for cosmetic interior renovation, $90/sqft for full gut renovation, $150/sqft for new construction.   

:) Also, I did purchase 2 properties in the meantime and I even went through adding a room and giving one of them a small cosmetics update.

buying a random property on Zillow and making light cosmetic upgrades will not cut it in today's market.happy to answer any questions you have.

Currently looks like some small cosmetic exterior painting is needed on word parts and windows. 

A simple house hack with cosmetic rehab will be the best low-risk high-return opportunity. 

This person said she's had surgery recently and has been out of work since March, and will return in August.
