That night they came over with a hand cart and cut the refrigerant lines on the outside compressor and were going to steal it at midnight.

I looked at the copy of the report that was done, the plumbing piece is documents as follows:"Pressure tested water supply with air compressor, system didn't hold any pressure at time of inspection.

(Im not saying you pay the overhead, i.e. lifts, tools, compressor, whatever.)  

They use a generator to test the electrical and an air compressor to perform a pressure test. 

There are items that will cost more like air compressor, freon, stuff like that.  

JDI know what your going throughI had to learn from hard knocksit is my suggestion once you get the deal closed and you have the keys go through the building and make sure everything is off, breakers, water, gasget you a compressor and a pressure gauge to check the water and gas service- turn the meters off then you can check the service connections to the meters and not just the buildingget you a meter and turn the breakers on one at a time and check for ground faults and line voltage and label the panel accordingly to the breaker, this way you know what circuits are running which areas esp if someone has done work on the propertyas far as the split units or gas packs the only way to know if these units are operating correctly is to turn them on and check your pressures you will need a ac guy if you don't have the equipment to do this workenjoy

It only took them 7 weeks to send a new compressor out for a heat pump that failed in August.  

The AC compressor was in a cage, and it was just cut open.  

But to tell you the truth, all brands are the same parts in them, same brand compressors, motors, relays, etc...  

This was in probate in 2010 and rented thereafter and is now for sale.The seller actually had a 4-point inspection done in 2011 that shows: HVAC and Compressor (2007), roof (1998), hot water heater (1990), and electrical wiring ROMAX throughout the house.I'm googling ROMAX as I'm not sure what that is.
