I know cold calling is how a lot of investors buy but how could this go bad?  

As a resident (who travels a lot) I would say the Midwest does not have the attractions like palm trees & beaches (the great lakes are cold) or amazing mountain ranges, which often come with some disadvantages like high cost of living or hut/humid weather, stroms etc. 

In Milwaukee the weather can get pretty cold and we want to protect the tenant, but also the pipes in the property from freezing.For that reason we do have a stockpile of emergency equipment which includes electric space heaters.

In my mind I tabled the manner as we had more pressing things to tend do and I needed everyone to be in work mode.To make the matter worse upon my arrival he had done no work, just small demolition he charged me over 1000 to do, and it wasnt even 100% complete by the time I got there. 

Hope he is ok as it seems odd for him to go cold turkey on this forum.

Randy I am afraid rates will go up a bit after Powell's press conference as he may indicate that they are likely going to pause on fed funds rate cuts. 

I would like to buy a future retirement home to get away from the cold winters but in the meantime would love to rent it out as a vacation rental.What are the good areas to consider and where would I get the most vacation renters and cash flow?
