I can attest to doing it with a wife and small child; it's worth it for sure. 

In the middle of the direct mail campaign our second child was born and it became clear that I wouldn't be able to devote the time needed to work my full-time W-2, build a flipping business (with the goal of saving enough money to buy an apartment), and raise 2 kids. 

Same reason as why I hate child molesters, ISIS and HAMAS! 

Tonight might be too short of notice as my wife and I just had our 2nd child last week.

You could then create a series LLC with each property held in child LLCs under a parent LLC.

I would not be living there, but my child would.

As an only child, my mother means the world to me, and I cherish the bond we share.

One point of clarification, I didn't have her repeat it back to me like a child.

Thanks Ned, Short answer to explain it, I did not know they were around back then, just found out now when we are coming back, a little background, when I started in 2005, I was a child :) 28 years old and thought I knew it all, all, all :), did not know about hard money lending, only new about bank loans, and Home equity lines of credit, did not know where to find more money, since I did not have much, I would rely on what I could get from banks, loans, credit cards and was not always that great, it was a learning experience.....and Wholesalers, I did not know that even existed, everything I would find back then was already on the market and through a "friend" agent, MLS, FMLS and all those, nothing like what we have today.

There are 4 kids living next door and he lives with a child.
