So pick an industry or business type you like, and I'd go talk to the businesses, ask them who their broker was, how was their experience with them and if they "specialized" in that industry.  

Beg family and friends to fund it for you.They "might" do it if they see you've learned a lot and your business plan sounds very solid.How do I know this "might" work?

If you have just one business it's not too bad(My wife uses it for hers) but it starts to get really expensive if you have a lot of doors and or multiple businesses. 

Thankfully the station I am at isn’t very busy so I have the opportunity to do business while at my fire job and more than likely not get interrupted.

However, an LLC can be used to open a business bank account.

A Qualified Joint Venture (§761(f)(2) )allows two spouses operating a business together to not file a partnership return; however the business can't be held as a state entity (§301.7701-2) like an LLC and it also requires material participation by each spouse under §469(h) which can be hard with a SFH. 

Hi Angela,Your tech background can help you evaluate the deals but I fear that you don't have a comprehensive plan of what you want to do with investment real estate.
