Maybe add a textured white or off-white Afghan and/or a wooden breakfast tray at the foot of the bed. 

House is on the historic register, once a bed and breakfast, a massive 4 bed, 3 story Queen Anne Victorian, very well maintained with multiple rentals.

I would also donate $25-50 to the top several fundraisers whenever I get a chance and attend every pancake breakfast and chicken BBQ fundraiser I could.

My STR and LTR's are all schedule E.Unless you are cooking them breakfast or offering daily cleaning with a turndown service you will be on a schedule E.

I owned two bed and breakfasts from around 1900 that both had a combination of wood in some rooms and paint in others.

On these very forums there's a "breakfast club" Montgomery County.

I recommend checking out Omni's Cashflow Breakfast Club (there are a handful across NOVA).

Be prepared to pick up all your builder's subs in a truck at 6:15 every day with breakfast burritos and coffee.
