Upon interviewing potential tenants, I would explain to them the current situation so that they know that some disorder and noise could occur during their first few weeks/months.  

So, as a result it only took about a month before I realized that this "disorder" he had was indeed quite severe.  

@Anita AnandOne of the guy on the podcast summed it up best by sayin Investing (buy and hold) in real estate is like being bipolar.

This home is in a constant state of ever evolving disorder.

The few (all were disordered) that made excessive or inappropriate calls, quickly found that it was a bad idea.

It includes failure to pay rent, disorderly conduct, violating lease agreements, not paying a rent increase, human trafficking, THE OWNER WANTS TO LIVE IN THE HOUSE OR APARTMENT (see what I did there?)

Hi All,I know this might be a long shot and I know I will need to consult a lawyer that specializes such a case but I will see if anyone else has seen this before.I have a possible deal with a single elderly lady who is bipolar and lives in an assisted living facility. 

She has some type of emotional disorder which has caused her to be disabled on social security but in regards to how they maintain the home ... they are great!

I get this from prospective tenants all the time that "I have no criminal convictions", and then they come back with two dozen traffic violations, contempt, disorderly conduct, etc.I agree that the best candidates here are staying put unless they have to move.
