If you put in the time, you will succeed, not as fast as you might have thought it would, but baby steps and patience is all you need.

I just want help or advice on building it from the ground up and not getting overwhelmed by all the options at once and take baby steps towards the bigger picture.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

I had one were my PM calls me its in INDY cold winter they just had baby cant  afford the rent and heat just take no payment for 2 months then they will add the balance any pay it off.. well of course after 2 months they just left  LOL..

If I understand you correctly, they can't even access their food or clothing, so this will be a big impact on them for a period of time.

What I focused on as a PT agent was:- Personal Circle/Sphere of influence: Go to every bday party, baby shower, bbq, anniversary, etc. and just show interest in the other person's life.
