I thought it would be myself and maybe 5 other sitting in a awkward circle. 

So ensure that you get the criteria from the lender so that you can avoid awkward situations like when you ask your family friend for their last 3 years of tax returns.   

The trouble we've found with established or as you call them "stable" tenants is that they feel as though they have more ownership of the building than you do - it's a funny, unbalanced power dynamic that's just awkward.

The previous owner also may have combined the two units into one due to it having an awkward layout/floor plan.

If your ARV doesn't call for that, you can leave that open space there, although it looks awkward.

Otherwise, going from one to the other (walking home from work, then armchair in the evening) is awkward and time-consuming.Please investigate what it would take to add this feature to all Bigger Pockets books that include both audio and e-text editions! 

It is also easier to just pull out a credit card instead of having to deal with cash...I know some will argue that this ease of use is dangerous due to the potential to spend money that i don't actually have...but rest assured, my social awkwardness far outweighs my urge to spend money when I do make it out of the house.  

That eliminates some of the confrontation and awkward situations when you have to tell them something they don't want to hear (the company made the decision, not me). 

But the problem remains, it's a small job at a awkward location that no one wants.
