Also since you want them to leave willingly, you will have to lie to the future landlord when they do a reference check and ask about on-time rent payments if you want them out, or maybe articulate your response as "Their rent was paid every month" and not mention it was paid late every month just that it was paid every month.

I'm pretty confident I can get the investment backing, but I want to get my ducks in a row (renderings, investment return, etc|) before I approach my pool of investors, so as to look legit:) Before doing that, however, I want to be able to articulate the structure of the deal.In the case where the land owner is involved, is he/she a equity stakeholder with a preferred IRR in the deal?

I am sure you have some interesting highlights to share, that will make investors want to take a second look and contact you to offer partial or full funding.My theory is that if you have a widget and can articulate its usefulness and value, then there will be a market to sell the widget if you can convince others to buy it.Good luck, best wishes and continue to follow this uncommon niche that you are so passionate about to the extent of pursuing it full time!

Those who used private, with the intention to refi once complete, now have issues with a lower valuation on their build and more stringent mortgage rules, so they are holding private funds longer than expected.I know I can't articulate it as beautifully as Giovanni does, but from what I'm seeing, BC is in trouble!

.- Educate myself, make sure I know enough (will never know all) to be articulate and know what I am getting myself into. - Recognize there is always some measure of risk and be ok with that (by making sure you are not risking EVERYTHING and then have a just-in-case plan)- Know my own strengths and weaknesses- Overcome weaknesses by putting myself in uncomfortable situations that force me to perform or sink.

I have had the process explained to me this way: 2 options1) Allow six months for title seasoning, then do a rehab loan for up to 80% of the ARV, points and escrow fees the whole deal.2) At closing, have clearly articulated on the HUD-1 report who the GC is and have the funds dispersed DIRECTLY to him/her.
