Spent another $215kish building a Cul-De-Sac, getting subdivision planning / approval, engineering....etc and made 3 lots out of it....A 22, a 6 & a 2.

I continue to see new platforms promise ease of use, lightning-fast approvals, and streamlined processes.

Your first step is- Get approved for a loan (unless you plan on paying cash). 

You may have to get approved by the ANC commission as well.

Just a simple 499 sq ft city approved plan, single story, 1 bed/1bath/full kitchen adu with living space.

If my business owner bank statements did not gain me an approval, I was going to go the hard money route.

This is the investment thesis in my area, it is becoming a bit saturated, but if you can rent just below the new build/corporates, and maybe accept tenants that are a bit outside of the corporate approved model, you can keep your place rented.
