Because she has allergies to dogs, they realize that the best thing to do is to just remove their remaining carpet altogether instead of holding the tenants liable to continually clean the carpet until she can move back in without any allergic effects.

I charge dog rent of 35/month per dog and do not allow cats as I am very allergic and think they do far more damage than a dog from the smells setting in.

If you are uncomfortable, tell them no pets allowed period because of liability issues with your insurance, and tenants are allergic

I'm a proponent of bee keeping but in my mind, inside the city limits on 1/4 acre lot wouldn't be an area I would want hives placed. eg, consider how many people may lie within range of the bees that are highly allergic to stings.

I am biased since I am allergic and may be overly sensitive but I think the damage they do by smell is far worse than the damage you are likely to encounter from a dog.

We personally charge a one time 'non-refundable' pet fee which is used for any pet damages and to return the rental back to a non-allergenic status for future tenants which may be allergic to dogs, remember a 'non-refundable' fee is different than a security deposit, check your states laws, but typically you can use it as you wish.
